Spring has always been one of the busiest times of year for real estate, and 2025 looks set to be no exception. According to Mayfield Property Buyers Director, John, the early signs are pointing towards a season of strong activity, both in terms of listings and buyer demand.

From the ground up, professionals across the industry — solicitors, building and pest inspectors, and property stylists — are already reporting that their calendars are filling quickly. This is usually a clear signal that sellers are preparing to bring more homes to market. After a quieter winter, where activity often slows due to holidays, John expects spring will deliver an increase in stock and more choice for buyers.

However, with opportunity comes competition. John notes that three consecutive interest rate cuts have helped boost consumer confidence, and mortgage brokers are now seeing their pre-approval books swell. That means many buyers are already in a strong position to act. “More listings are good news, but they’ll be met with more active buyers,” John explained. “Quality homes will continue to attract strong competition.”

John believes the season will result in a balanced playing field, with both sellers and buyers having reason to feel optimistic. “It won’t lean too far in one direction,” he said. “We’ll see increased activity and choice, but healthy competition will remain.”
